Collaborate.
The best work comes from a team effort. Discussing ideas with clients, working through the details with crafts people, and strategizing with builders is the root of our design process. Like a conductor in an orchestra our work is harmonized through the expertise and contributions of everyone involved.
Iterate.
It takes time to work through ideas and distill them down to the ideal solution. We explore options, refine our designs, discuss them with clients, and refine them further. This series of iterations leads us on journey of discovery where the best solution is revealed over time, as we experiment and iterate.
Detail.
Details are where architecture shines. Craftsmanship and the celebration of materials is how an ordinary home can become extraordinary. This ethos defines how we approach our architectural drawings and extends to how we select the teams we work with to execute the built result.
Build.
The physical manifestation of our work is why we get out of bed in the morning. We thrive on the excitement of seeing a home take shape, of watching talented craftspeople translate the design drawings into built form, and we participate in the construction of our projects whenever possible.
How We Work
We don’t compromise on quality, ever. Once we begin the design process we focus on making every building and space as beautiful, functional, sustainable, and as responsible as it can be - as if we were designing it for our own family to live in. Building a custom project is a big investment and we understand the responsibility you are putting on our shoulders. Our team is just as passionate about delivering great service as we are about designing beautiful spaces. A project is only successful when it balances the architecture with the budget, schedule, climate and landscape.
Standard Project Phases:
1. Programming + Site Analysis
The main goal during this phase is to gather information, do background research, conduct precedent studies, document the site and/or existing house, and understand the context in which we will be designing. We also engage you in order to understand how much space you need now and in the future, how you plan to live in your house, what layout would be most effective for your needs, what areas in the house do you value most, where are there unique characteristics that you want reflected in the design, and generally understand the style and aesthetics we should be designing for. We call this dialogue the programming part of a project.
This is all done before we put pen to paper and it provides a foundation on which we build our architectural design ideas. We share all of this information with our clients so we are all on the same page as we begin the schematic design phase.
2. Schematic Design
With the research and programming complete, our team puts pen to paper and starts developing design ideas to craft spaces that meet your needs, respond to the context, and compliment the landscape. We use a range of tools to explore ideas including diagrams, sketches, physical models, computer models, and renderings. It is by looking at the problem through multiple lenses that we can craft the best response. And as always, our clients are at the heart of this process and we rely on you to absorb our ideas and give us constructive feedback so we can narrow in on the best design solution for your unique project.
Deliverables in this phase include schematic floor plans, sections, elevations and 3D views to describe the design intent.
3. Design Development
Once the Schematic Design is agreed upon we start defining more of the building elements. This includes beginning to outline the details, considering how it the project will be built, starting to narrow in on material selections, refining the layout, and reconciling the design ideas with the set budget. This is also where we are engaging with the structural engineers and other consultants, to incorporate their work into the design drawings. It is during this phase that we start locking in all of the dimensions, sizes, and material selections.
4. Construction Documents
When everyone is comfortable with the developed design we proceed into construction documents. Here we get into all of the nitty gritty details that describe exactly how the building will be constructed. This is where we create all of the architectural details, and specify all the materials and systems in the building. At the same time, we are working closely with you to select all the materials, finishes, fixtures, etc. that will define the look at feel and function of the home. Along the way we continue to update the clients on the progress, the cost estimates and planning the construction timeline.
5. Bidding + Permitting
There are two main outcomes of this phase. Obtaining permitting approval from the local jurisdiction, and working with you to select the best General Contractor to build the project.
For permitting we coordinate printing, complete the permit application, and bring in the permit drawing set to the Building Department. We meet with the review staff and follow up on any questions or plan review checksheets. This phase includes making edits to the drawings requested by the reviewers, and submitting any additional drawings, information, or forms needed in order for the city to issue a permit.
Meanwhile, while the permitting set is under review we help identify contractors that would be a good fit for the project and share the drawings with them to get construction bids for the work. Typically we recommend interviewing up to three contractors and selecting the one that is the right fit for the specifics of the job.
6. Construction Administration
During the construction we assist with the administration of contracts, communicate with you and your contractor, and answer questions regarding the interpretation of the construction document drawings and information. We review contractor’s submittals, visit the site a reasonable amount to observe and evaluate the work, and provide a determination of substantial completion of the project in order to help facilitate a high quality finished project. Together these efforts facilitate the construction process to hopefully make it as smooth and low-stress as possible.
Design Fees
We understand that building a custom home is a significant investment. At the same time having a home custom designed specifically for your lifestyle and needs provides an incredible value that you will enjoy for years to come. It is important to get it right. We also respect that clients appreciate cost certainty when they start a project so they can appropriately plan and budget. This is why we offer fixed fee pricing for our projects. We offer our architectural services for 10% of the project budget. As long as the construction bid doesn’t vary by more than 10% of the initial budget, our fees don’t change.
